A non-citizen cannot hold or purchase or acquire immovable property in Mauritius unless he gets the approval to acquire that property.
A non-citizen who wishes to hold or acquire an immovable property requires an authorisation under the Non-Citizens (Property Restriction) Act.
Authorisations are granted, as the case may be, either by:
1. Prime Minister’s Office, or
2. Economic Development Board (EDB)

These are properties that can be found within large resorts (golf estate, marina,…) which offer a variety of luxury and high-end freehold property types : apartments, duplexes or individual villas, sold at not less than US$ 500,000.

These properties are usually smaller residential developments (they can only be built on land areas ranging between 4,220 and 100,000 m2), which can be sold at no minimum price. The acquisition of a RES property will not entitle you to a residence permit, unless you purchase a RES property worth at least US$ 500,000.
The PDS has replaced since August 2015 the IRS and RES schemes.

The unit is to be leased back to the seller and may be used and occupied by the unit owner or any person on his behalf for a total of not more than 45 days in any period of 12 months.

Any non-citizen, with or without an occupation permit, residence permit, permanent residence permit, may acquire apartments in condominium developments of at least two levels above ground (G+2) with the prior approval of the Board of Investment. The amount payable for the acquisition of an apartment must not be less than Rs 6 million or its equivalent in any other freely convertible foreign currency.
